The CompassRock Story
2011
CompassRock was established in the U.S. in the aftermath of the Global Financial Crisis when David Woodward partnered with private equity firm Fortress Investment Group. The company was founded as an affiliated asset management and property management firm, focused primarily on turning around distressed assets.
2012-2014
CompassRock worked with many of the real estate industry’s largest institutional investors to reposition and sell trouble assets in the U.S. The portfolio under CompassRock’s management grew to 35,000 units.
2015
CompassRock oversaw the turnaround of Stuyvesant Town (commonly known as “StuyTown”) in New York City, the largest apartment community in the U.S. The property encompasses over 11,000 units with 25,000 residents in Manhattan. Under CompassRock’s management, StuyTown underwent a significant transformation, culminating in a sale to Blackstone for $5.4 billion – the largest single-asset real estate transaction in U.S. history.
2016-2020
CompassRock continued to work with Fortress as well as other institutional investors in the U.S during this period, expanding into commercial real estate management. Global Apartment Advisors (now GAA Living) was established as an affiliate to CompassRock to provide residential for rent advisory services globally, delivering this into over 15 countries.
2021
CompassRock International was established, marking the company’s expansion into the UK. During this year, the company acquired its first three properties under construction in the South East. These were purchased from Crest Nicholson in Walton-on-Thames, Farnham and Southampton totalling c.400 apartments.
2022
CompassRock commenced the mobilisation and lease-up of its first properties, out-performing the business plan for its investors.
2023
The company further expanded its UK portfolio with the acquisition of a five year old value-add asset in Southampton. From its work and experience in the US, CompassRock implemented its value-add business plan on this first-generation build-to-rent asset, which included updating the units, common areas and amenities. As part of this programme, the property was rebranded as Market Quarter.
2024
Walton Court, located in the London commuter town of Walton-on-Thames, was completed, adding another high-quality rental property to the company’s portfolio.
2024
CompassRock was also appointed as the property management provider for Dublin-based Lioncor, overseeing its first build-to-rent development, Alta Verde in Blackrock.
2025
CompassRock acquired Stafford Yard, located in Bristol from Dandara Living. This newly-built asset (295 units) further expanded the company’s presence in the UK market. .
2025
CompassRock was appointed as the property management provider for Lioncor’s 37 acre Glass Bottle build-to-rent development community in Dublin Bay.
